VitalizeBuild ADU in San Jose: what homeowners should ask
VitalizeBuild appears in the San Jose preapproved ADU pipeline. That does not mean your lot is cleared. Ask these questions before you choose a plan.
Published August 9, 2026
This is a homeowner research profile. It is not a paid placement, review, or recommendation.
San Jose lists Basically Homes, powered by VitalizeBuild Construction, in its section for ADU plans currently under review. The listed pending plan is a 499 sq. ft. 1 bedroom, 1 bath ADU.
What to verify first
- Is the San Jose plan approved today, or still under review?
- Who prepares the site-specific plan?
- Who pulls the permit?
- Does the price include foundation, utilities, delivery, and site repair?
- Can you see finished Bay Area ADUs, not only renderings?
Why this company belongs on your first screen
The company appears on the official San Jose preapproved ADU page. That makes it worth a first look if you are comparing prefab or repeatable ADU paths.
But San Jose separates approved plans from plans under review. If a plan is under review, it may not yet be eligible for the fastest preapproved path.
Preapproved does not mean site-approved
San Jose says a preapproved ADU uses a standard plan already reviewed for code. The city also says you still need a site-specific plan.
Your lot may still need work for access, utilities, drainage, trees, fire rules, or an electrical panel upgrade.

- Is the Milpitas approval different from San Jose approval?
- What parts of the project do you handle?
- Do you pull the permit, or does the homeowner?
- What is excluded from the first price?
- Who handles city comments if the plan needs corrections?
- What happens if my lot does not fit the standard plan?
Best fit
This may be a good first call if you want a smaller 1 bedroom ADU and you want to compare a repeatable plan before paying for custom design.
If you want a highly custom backyard home, also compare a designer, architect, or design-build firm.
