How to compare two ADU builder quotes
The lowest price is not always the best price. First, make sure both quotes include the same work.
Comparing ADU quotes can be hard. Each builder may use a different format.
Your job is to make the quotes easier to compare. Put the same items side by side.
Compare these items first
- Design and permit work.
- Site work and drainage.
- Water, sewer, gas, and power.
- Foundation and framing.
- Roofing, siding, windows, and doors.
- Plumbing, electrical, HVAC, and water heater.
- Finish budgets and allowances.
- Exclusions and change order rules.
Step 1: Make a simple table
Put Builder A in one column. Put Builder B in another column. Then list the main line items down the left side.
This makes missing items easy to see.
Step 2: Match the scope
Scope means the work included in the price. A quote with more scope may cost more at first.
But it may save you from surprise costs later.
Step 3: Check utility work
Utility work can be expensive. Make sure both quotes explain water, sewer, gas, and power.

One quote may give a larger window or cabinet budget. Another may give a smaller one.
Do not treat those as equal. They are not equal.
Step 5: Read exclusions last
The exclusions section can tell you why one quote is cheaper.
