Why ADU quotes can look cheaper than they really are
A cheap ADU quote can feel like a win. But it may only be cheap because some work is missing.
Two ADU quotes can show very different prices. That does not always mean one builder is cheaper.
It may mean one builder included more work.
Costs that are often missing
- Design and drawings.
- Structural engineering.
- Title 24 energy work.
- Permit and city fees.
- Utility upgrades.
- Finish materials.
- Appliances.
- Landscaping, fences, and paving.
Design may not be included
Some quotes start after the plans are done. That means drawings, engineering, and energy forms may be separate.
Ask this: “Does this price include the plans I need for the city?”
Permit fees may be separate
City fees can be pass-through costs. That means you pay them, even if they are not in the builder price.
Ask for this answer in writing.
Utility work can change the price
Your ADU may need new utility lines. It may also need a bigger electrical panel.

Do not compare only the total price. Compare the scope. Scope means the work the builder has promised to do.
