ADU Planning
ADU contractor vs architect: who should you call first?
The right first call depends on what you already know. If the plan is still fuzzy, do not start with a construction bid.

Many San Jose homeowners search for an ADU contractor first. That can work. But it can also lead to a rough quote that is hard to trust.
The simple rule is this: call a designer first when you need a plan. Call a contractor first when you already have a clear plan.
Quick answer
- Call an architect or designer if you need help with layout, style, privacy, and city rules.
- Call a contractor if you already have plans and need a construction price.
- Call a design-build firm if you want one team to handle design, permits, and build.
- Call a prefab vendor if you want a standard plan, but still check site costs.
Call a designer or architect when the plan is not clear
A designer helps answer basic questions. Where should the ADU go? How big should it be? Where should the windows face? How will the ADU feel private?
This matters in San Jose because lot shape, trees, utilities, and setbacks can change the whole plan.
Call a contractor when plans are ready
A contractor prices the work. That price is much better when the scope is clear. Without drawings, the contractor must guess.
Guessing is risky. One builder may include utility work. Another may leave it out. That is why two ADU bids can look far apart.
Call a design-build firm when you want one team
A design-build firm can be useful if you want one team to handle feasibility, design, permits, and construction.
The label is not enough. Ask who draws the plans, who submits them, who answers city comments, and who is responsible if the plans need changes.
Prefab still needs site work
A prefab ADU can save time in some cases. San Jose also has a preapproved ADU program for some standard plans.
But the lot still matters. The city says preapproved ADUs still need a site-specific plan. That means foundation, utilities, access, and placement must still be solved.
What to ask before the first call
- Do you handle San Jose ADU permits?
- Who makes the drawings?
- Who answers city plan check comments?
- Can I see finished ADUs near San Jose?
- What costs are not included in your first quote?

Frequently asked questions
- Should I call an ADU contractor or architect first?
- If you need help deciding what fits your lot, call a designer, architect, or design-build firm first. If you already have permit-ready plans, call contractors for bids.
- Can an ADU contractor design the ADU too?
- Some can. Many design-build firms handle design and construction. Ask who does the drawings, who submits to the city, and who answers plan check comments.
- Do I need an architect for a prefab ADU?
- Not always. But you still need site-specific plans. The unit, foundation, utilities, access, and permit package must work on your lot.
